Just beyond, you’ll find a generous pool deck, lush tropical gardens, and uninterrupted views of the sparkling Caribbean Sea—perfect for soaking up the sun or enjoying sunset cocktails.
To the right, a quiet hallway leads to the lower bedroom wing, designed for peace and seclusion. Here, you'll find a versatile twin bedroom (convertible to a king-size bed) with its own private patio, and a lovely Queen Bedroom Suite complete with sitting area and direct access to both the pool deck and covered terrace.
One of the villa’s most unique features is its elegant tower, reminiscent of a Mediterranean bell tower, with soaring ceilings and beautiful arched windows. At the top of the staircase, the Master Bedroom Suite awaits—an indulgent retreat with a super king-size four-poster bed, separate dressing room, and a luxurious ensuite bathroom featuring a large corner tub, twin basins, and separate shower. Step through the French doors to your own private veranda and take in breathtaking westerly views over the Caribbean Sea.

Payment Policies
A partial payment in the amount of 25% of the rent total is due upon booking. Remaining payment is due no later than 60 days prior to arrival. If the booking is made after [or within 7 days of when] the second payment would be due, then this payment will be combined and due together with the first payment.
CANCELLATION POLICY (ALL RESERVATIONS)
Deposits & Payments
• A 25% deposit is required to confirm all bookings
• Of this deposit, 12.5% becomes non-refundable at 90 days prior to arrival (all seasons)
Peak & Premium Bookings
• For Peak & Premium stays, an additional 25% payment is due 90 days prior to arrival
• This payment remains refundable until the next payment milestone
Final Payment
• Peak / Premium / Winter: final balance due 60 days prior to arrival
• Summer: final balance due 30 days prior to arrival
• All payments become non-refundable once their due date has passed

• The villa may only accommodate the number of guests confirmed at booking.
• Unregistered overnight guests are not permitted without prior written approval.
• Approved visitors must comply with all House Rules.
Guest Access & Staff Areas (If Applicable)
• Guests may access all designated guest areas only.
• Staff-only and operational areas are strictly off-limits.
• Please respect staff privacy and allow the team to carry out services uninterrupted.
Smoking
• No smoking inside the villa.
• Outdoor smoking is permitted only in designated areas (if applicable).
• Evidence of indoor smoking may result in additional charges.
Noise & Conduct
• Please be respectful of neighbors and the surrounding community.
• Quiet hours begin at 9:00 p.m.
• Parties or events are not permitted without prior approval.
Prohibited Activities

• Towels and bed linens are for indoor use only.
• Turn off air-conditioning, lights, and fans when not in use.
• Keep doors and windows closed when air-conditioning is operating.

• Parking is limited to designated areas only.
• Guests must treat all staff with courtesy and respect.
Damages & Enforcement
• Guests are responsible for any damage caused during their stay.

• Children must be supervised at all times.
• No glass in or around pool areas.
Beach, Cliffside & Outdoor Areas (If Applicable)
• Ocean, beachfront, cliffside, or elevated areas may present risks.
• Conditions may change due to weather or tides.
• Guests must exercise caution and supervise children at all times.
BBQ, Fire & Outdoor Cooking (If Applicable)
• Never leave BBQs or fire features unattended.
• Follow operating instructions and fully extinguish after use.
Septic, Utilities & Services (If Applicable)
• Flush toilet paper only.
• Utility interruptions may occur and are outside management’s control.
• No refunds are provided for such interruptions.
Natural Environment
• Tropical or coastal environments may include insects, wildlife, uneven surfaces, or external noise.
• These conditions are part of the location and do not constitute grounds for refund.
Final Acknowledgement
